標題[國中] 請教have的用法

想請問各位
當我們學到"某地方有~"時,句型為 "There is/are~+地方副詞"
不過像句子
Each of the theaters has nice seats. (每家戲院都有不錯的座位)
這句如果用"There are nice seats in each of the theaters."
句意上應該沒有差別吧?
但當我們說"桌子上有蘋果 "
我們會說 "There are apples on the table."
而不會說"The table has apples."
所以我想請問have和there+be使用的分野到底在哪
