标题[国中] 请教have的用法

想请问各位
当我们学到"某地方有~"时,句型为 "There is/are~+地方副词"
不过像句子
Each of the theaters has nice seats. (每家戏院都有不错的座位)
这句如果用"There are nice seats in each of the theaters."
句意上应该没有差别吧?
但当我们说"桌子上有苹果 "
我们会说 "There are apples on the table."
而不会说"The table has apples."
所以我想请问have和there+be使用的分野到底在哪
