标题[问题] 计算债卷现值

Banzai Cprporation is issuing $200,000 of 8%, 5-year bonds when
potential investors want a return of 10%. Interest is payable semiannually
compute the present value of the bonds
我有答案
本金现值 200000*0.61391=122782
利息现值 8000*7.72173=61774
但我不知道0.61391跟7.72173怎麽来的
请问应该要怎麽用计算机按出来?
还有potential investors want a return of 10%是甚麽意思呢
