You can file I-140 first. If you decide to file I-485, you can use
receipt number of I-140 to file I-1485. It's called semi-concurrent.
I-140 used to be 2~4 months now looking at the processing time, it probably
takes 9 months at least. Mine is 5 months old and pending.
